Legal Requirements for Landlords
Being a Landlord comes with it’s own checklist’s! Always check the GOV.UK website for updates.
5-Year Checks: Hire a competent electrician to test fixed wiring and installations, producing an Electrical Installation Condition Report (EICR).
Standards: Meet the 18th Edition of the Wiring Regulations (BS 7671).
Tenant Copies: Give the EICR to existing tenants within 28 days, new tenants before moving in, and prospective tenants within 28 days of a request.
Council Requests: Supply a copy to your local council within 7 days of a written request.
Remedial Work: Complete any urgent repairs or further investigations marked as C1 or C2 defects within 28 days (or less if specified)
Social Housing Updates: Recent 2025/2026 updates extended these rules and equipment-testing duties to the social rented sector.
