Making sure we agree on the basics is important

These Terms & Conditions apply to all work carried out by MK London Group Ltd (โ€œweโ€, โ€œusโ€, โ€œourโ€). By accepting our estimate or booking work, you (โ€œthe Clientโ€) agree to the terms below.

1. Estimates & Scope of Work

All estimates are based on the information provided by the Client at the time of quoting.

Estimates may include labour and/or materials where specified.

Parking charges, congestion charges, diesel surcharges, and similar location-based costs will be added to the final invoice at the applicable local rate.

If additional work, time, or materials are required once work has commenced, we will inform the Client before proceeding. Any additional costs must be agreed before continuation.

Electrical work may require access to walls, ceilings, floors, or fixtures. Minor making-good, redecoration, plastering, or cosmetic repairs are the Clientโ€™s responsibility unless specifically included in writing.

2. Deposits & Payments

All estimates and invoices include VAT where applicable.

  • A minimum 60% deposit is required for works exceeding ยฃ500.

  • Projects over ยฃ2,000 may be split into three staged payments:

    1. Deposit

    2. Midway payment

    3. Final payment

Payment is due immediately upon completion unless otherwise agreed in writing.

We accept bank transfer only. Cheques are not accepted.

EICR & Testing Work (Important)

Payment for EICR, PAT Testing, and any other inspection or testing services is required in full at the time of booking.
Testing appointments are not confirmed until payment has been received.

3. Fixed Price Work

Fixed-price work is quoted based on the scope of work โ€” not the time taken to complete it.

If additional engineers are allocated to complete the work more efficiently, this does not reduce the agreed price.

Where time-based elements are quoted (e.g., fault finding), invoices may be adjusted if significantly less time is required.

Any additional work identified during the job will be discussed and agreed before being carried out.

4. Attendance & Completion

The Client (or authorised representative) must be present at the property during the appointment.

Before the engineer leaves site, the Client must:

  • Inspect the work

  • Confirm completion

  • Raise any immediate concerns

We cannot accept service-related complaints after completion if no responsible person was present at the property.

Any issues must be reported within 24 hours of completion.

5. Late Payments

Invoices must be paid by the due date stated.

Overdue balances will incur:

  • A charge of ยฃ100 + VAT per month, and/or

  • Statutory interest and recovery costs where applicable.

The Client is liable for all reasonable legal and recovery costs incurred in recovering unpaid sums.

Materials remain the property of MK London Group Ltd until paid for in full.

6. Landlord Consent

We can only carry out work with the property ownerโ€™s consent.

If the person booking is not the owner, they must provide full landlord details.

If landlord consent is not obtained:

  • The booking may be cancelled, or

  • The person booking the work will be fully liable for payment.

7. EICR & PAT Certification

Certificates for testing work are typically issued within 7 working days after payment has cleared.

Due to demand and regulatory requirements, we cannot guarantee:

  • Next-day certification

  • Immediate remedial estimates

  • Fixed certificate turnaround times

Testing may require removal of fittings or accessories. Minor cosmetic damage may occur and is the Clientโ€™s responsibility to rectify.

Building Control notifications (where required) are submitted online on the Clientโ€™s behalf.

8. Guarantee

We provide a 12-month workmanship guarantee on work directly undertaken by us, subject to full payment being made.

This guarantee:

  • Covers only the specific work completed

  • Does not cover unrelated faults

  • Does not cover recommended work declined by the Client

  • Does not cover damage caused by misuse, tampering, or third parties

Materials supplied by us are covered for 12 months unless damaged after installation.

9. Parking & Access Costs

The Client must provide suitable parking or agree to local parking charges.

Congestion charges, ULEZ/diesel charges, and similar costs will be added where applicable.

10. Cancellations & Time Slots

Appointment times are estimated and may be affected by traffic or earlier jobs.

If cancellation occurs within 24 hours of the booking, a call-out charge will apply.

Repeated cancellations may require full upfront payment for future bookings.

11. Client Responsibilities

The Client must:

  • Provide safe access to the work area

  • Ensure pets are secured

  • Remove or protect furniture and valuables

  • Provide electricity supply where required

We are not responsible for loss or damage to items not removed from the work area.

12. Fault Finding Work

Fault finding is investigative in nature and we cannot guarantee timeframes.

If the Client has a maximum budget, this must be clearly communicated to the engineer before or during the visit.

13. Materials

All materials supplied by us include a standard 30% markup.

Time spent sourcing materials during the booking is chargeable.

14. Validity of Estimates

Estimates are valid for 3 months.

After this period, we reserve the right to re-quote.

Changes requested during the works may incur additional charges.

15. Behaviour & Conduct

We operate a zero-tolerance policy towards abuse or aggressive behaviour.

We reserve the right to:

  • Withdraw from site

  • Cancel the job

  • Invoice for work completed

We will always leave the property in a safe condition.

16. Keys

Keys must be clearly labelled.

If keys are lost, we will cover replacement of the main property keys only.

We are not responsible for specialist, restricted, or non-copyable keys.

If only one set of keys exists, the Client must attend to provide access and secure the property.

17. Safe Working Conditions

We reserve the right to suspend work if conditions are unsafe.

Unsafe conditions do not remove the Clientโ€™s obligation to pay for time already spent on site.

18. Delays Outside Our Control

We are not liable for delays caused by events beyond our reasonable control, including but not limited to:

  • Severe weather

  • Supplier shortages

  • Traffic incidents

  • Illness

  • Government restrictions

19. Limitation of Liability

Our total liability is limited to the total amount paid for the specific work undertaken.

We are not liable for:

  • Indirect losses

  • Loss of income

  • Business interruption

  • Consequential damages
